I loved the actual company Postcardmania and the owner Joy Gendusa. They are great. However, the results that I got from those really pretty postcards was bad. I think they are just too nice for the average distressed seller.
I can tell you I have bought other products and services from postcards like those, and I would guess they work well for most businesses.
I would say this; it wouldn't hurt to give them a try. It's been a while since I used that particular mail piece.
I have gotten the best results from plain yellow cards with black text like ones from Michael Quarles' Company. BTW - they are great to work with too.

Direct mail works for every type of real estate, but you need to mail to the property as long as it is available if you are interested. Curt is correct when he says to get a list. I would also consider Loopnet. Are you on their email list?
I have a friend that loves multi family properties. He uses the master lease option method with terms of 3 to 5 years, then he refinances the property. He doesn't put any money down. I would look up Bill Walston here on BP.

I talk to a lot of investors across the country and most people are getting no better than about 2% on their direct mail. Some are getting 1% and a few outliers are getting 3%.
For many years statistics said that for every 20 calls you should be able to get 2-4 properties to look at, to get one deal. I think that depends on a number of things like how skilled you are when it comes to talking to sellers. Getting good at this comes with practice.
Using these numbers, you could reasonably expect to get a deal for every 1000-2000 mail pieces on average. But like others have said, in really tough markets that might be 3000 pieces.
One thing I know for sure is that you will get better at this in time. You just have to start.
If you don't have a lot of cash there are other ways to get deals. Once you get a deal, then you should put all of that money into marketing. Don't go buy "stuff".
