If you find a good deal, you will be able to sell it. I know it's scary, but you need a deal.

Your local REIA group is where I would begin. There will always be some serious buyers there. Next, put up some handwritten signs in the area that say "House for sale - Cheap". You will get calls. Put an ad on Craigs list. All of these things will help build your buyers list. Lastly, don't forget about Bigger Pockets. List it on BP. I found my last buyer right here!

Why don't you think about wholesaling to build up some cash. Then when you have some cash, you will have more options.

We are a pretty large city, but ours still aren't online yet. I'm hoping they will be this year. Thankfully, most all of the information in printed in the newspaper once a month.

Over paying for your first couple of houses and the rehab costs are by far the biggest mistake EVERYONE makes. Just hang in there and learn from any mistakes you make.

-When a non motivated seller hangs up on you, then calls you two years later when they are suddenly motivated.

-When your 10 year old granddaughter points out what looks like an abandoned house as you drive down the street.

I agree with everyone else. Don't quit your day job. But here's what you can do; learn to wholesale first. You can get started with little or no cash, and your credit is not an issue.

Find properties and sell them to other investors either rehabbers or landlords. Take those chunks of cash and use part for marketing for deals and the rest you can stockpile.

You don't want to buy and hold until you have some cash reserves, and rehabbing also takes cash and knowledge. You can find a lot of articles on wholesaling on my blog.

Alica - I would recommend trying to get them to sign a new lease so their responsibilty is to you. What you expect of them may be totally different than the last owner.

It is a perfect opportunity to lock them in for another year by offering them the same price on rent as well as to let them know what you expect as a tenant.

I have great luck with probates. I mail to the executor or personal rep.

Call your local probate court and ask them how they are published. In my area, they are in the newspaper at the same time each month. In other areas, they are online. Regardless, they have to be published so that the creditors know that the person is deceased. I have a lot of info on probates on my blog.
