Welcome! Very good place to learn and connect. Nice to see other WI investors. My advice is while educating yourself is vital don't get caught in education mode too long. Sometime getting out there and doing is the best education. Best of luck.

Hi Lori, nice to hear of another local, to me, investor. I have been investing for a little while now but more recently become more involved in it. I currently have 4 SF rentals and am in the middle of my first true flip. Looking at another potential flip that just caught my eye in Janesville but being in the middle of a flip now funds are tied up so we will see. I invest all in the Beloit/Janesville area so if you ever want to talk or meet up just say.

My opinion after doing some deals on my own and printing up my own contracts off the internet. DON'T! Spend the money for a lawyer to do it. It's not that much in the scheme of things. Also many times your generic contract will not hold up in court. Even if 9 out of ten go smooth and you saved on lawyer fees that 1 bad deal could break you. Just my opinion and I know sometimes you have to take risks in this game but I think they should be calculated smart risks and this risk could be avoided.

I agree with being redundant on this one. Also if you ever decide to lock a tenant out from the outside water use I'd get a valve you can lock because we all know the tenant will just turn it on. For that matter some may cut the lock but I'd still do it.
