Typical terms I have seen are 20 year adjustable rate loans, rate changes every 5 years. I wouldn't be too concerned about the terms. It's important to get started. And hopefully by the end of five years, your business is stable enough to be able to qualify for better terms. And remember, everything is negotiable. Best of luck!

find local community bank that does loan in house. They follow their own lending guidelines. Once they are engaged, move your savings with them will give them more confidence in you.

We are evaluating a 3 bedroom, 2 full bath rancher, with half basement. The only thing we are not sure is there are a few cracks on the cinder block foundation, which can be seen from outside as well as the inside basement.

Pictures from outside:

From inside, there are 2 cracks on each side of the basement:

How bad are these cracks? and what is the appropriate way to fix them?

Post: Judgment against part owner of a short sale

We are in the middle of a short sale, and just received an email from the listing agent. Apparently, one of the owners has already passed away, but still have an open Abstract of Judgment (AJ) against her. First lien holder would not agree to pay, and they can't get in touch with the creditor for the AJ, so they are asking us what to do.

I did a bit court research, and found that the Satisfaction of the Judgment has already been filed for this case. HOWEVER, I found another Civil case against the same person (deceased owner) with judgment against her, not yet satisfied, but no evidence of filing of a Abstract of Judgment.

I emailed back my findings, and the listing agent was appreciative that we found the judgment they are struggling with is no longer an issue. With regards to the other case, he is not concerned, since it didn't show up in the title search.

Should we be worried about this other case, which the creditor won the case (warrant of debt) against deceased owner, however didn't file an AJ. I have heard that unless they file AJ, the debt does not attach to the Real Property. Somehow, it bothers me.

Will we inherit this lien if we close without any release from the creditor? What about the Title Insurance, will title insurance cover the debt should the creditor come forward?

I hope I am not confusing everybody.

@Edward Burns It is a joint lease to two friends. However one of the two is a bar tender and works late hours, have ton of friends, loves to party, and doesn't like to pick up after herself.

I tried not to get into resolving roommate issues, but I also know I won't get any peace if I don't help finding a replacement roommate.

I think I will take @Andrew S. advice and send him to Lowes or Home Depot.

We have a tenant who is having roommate issue, and we are in the process of screening a new applicant to take over his lease. He emails me every other day or so to complain about the noisy roommate.

Today's email is requesting me to install a lock on his door so he can lock his room, because he is going out of town over the weekend, and doesn't want his roommate's friends to sleep in his room, or accidently damage any of his personal items.

Should I agree to do that for him? If not, will I be liable for damaging to his personal properties? I do have terms in the lease saying that we are not responsible for tenant's personal properties.

Really getting frustrated with overly picky tenant.
