I have done research about investing in a coin laundromat in Sacramento Ca. There's a ton of information online and I have learned to just ask the people who have done it before!
I am curious to know if anyone currently owns one, in any city.
What does your cash flow look like, how much money did you put into the business upon purchasing, and also, what creative financing options are available for something like this?

Hello Sacramentans,
Are there any investors familiar with the Seller Carry Back Financing Option? Or any agents who know of any DUPLEX owners interested in such deal?
Simply put, the buyer purchases the home from seller. A very small percentage of the home will be paid back to sellers by the buyers within 3-5 years (negotiated, of course) with interest (also negotiated)
This is ideal for an owner who isn't necessarily in need of that small percentage of the home right away.
It's a great program and I'm finding many agents aren't familiar with such.

Hello,
(Property Managers) What is standard to charge for tenant placement (in San Diego)? Is it a flat fee? A percentage? TENANT PLACEMENT ONLY! I will NOT be managing the unit, just finding great tenants.
(Investors) What would you be willing to pay for tenant placement ONLY for your rental property without management? What do you believe is fair?

I current Manage Single Family, Multifamily, and working on my first commercial property now here in San Diego! I Currently have 52 doors, (61 in February) and will be soon hiring an additional manager to assist me.

Definitely screen the new tenants, save yourself the headache of going back and forth with Tony. Make sure you have a solid lease that spells out EVERYTHING, including the prohibition of subleasing (Which is what Tony did)
Is Tony pestering you about his deposit? Technically, (if there was a lease in place that spelled out his terms and consequences of breaking the lease) you keep some, if not, all of the Security Deposit, he didn't fulfill his legally binding contract with you.
If you're not feeling confident in this, since you do have 8 other properties, (He can go after those if anything turns for the worse) I'd reach out to a local real estate attorney just to get some solid advice from them. They probably charge $150 for the advice, but better safe than sorry.

Hello,
San Diego PM Company Owner here! Almost 7 months ago, I've started a property management company with a portfolio of 43 doors. (Multifamily, Single Family, and Vacation Rentals)
Now that I've gotten my day to day procedures down and have gotten a system that is working, I am looking to expand with hiring at least one more person to do the tedious repetitive day to day "busy work" so that I can get out there and spend time getting more business!
I need tips! On hiring the right person? PM services to charge for? (What should I charge just for placing and tenant and not managing their unit?)
Any and all advice or tips are worth it!

I am a licensed Real Estate Agent and am under a brokerage, of course. (Which happens to have a PM company that I am the PM of) I manage all of the properties that they own, however, they make payments to my business name as "property management"
I want to start producing business cards, a website, and really market myself and MY OWN property management company. In doing that, what are requirements for producing a website and business cards. I know my brokers information, but how should that be displayed? Just the licensed number of my broker or the company?
Any advice and help is accepted!
