Thank you for your input Mr. Naveed. Since I am a new investor and I am not a contractor either, why would an experienced investor partner up with me? Only because I can bring cash? I am just trying to find out what I can bring as a value to an experienced investor? 

I work a full time job so it's not like I can do the work full time there.

Would you pay all cash if you have $150k Or you would still try to leverage OPM for your first flip? Any thoughts?

1) What is the average CAP rate for a duplex in Worcester?

2) What do you think the Vacancy rate is for your multi family units?

3) How has your experience been so far with the multi family units?

4) Are you guys able to apply the 2% rule in this area? If not, then what do you shoot for? What do you think is the average is?

If an investor is looking for a live in flip, how do you finance your deal? I am assuming hard money lending would not be a good idea because of the high interest rates? Do you do a conventional loan? If so, do banks approve houses in a bad condition? How do you go about financing when it comes to a live in flip situation? What are my options?
