Post: Renting a detached garage with a house

Hello, We are finishing fixing up our 2nd rental property and we are debating renting the detached 24x30 garage with the house. It would be nice to keep to store our boat in during the winter however the driveway is very narrow and we would have to have the renter move their car completely out of the driveway to get anything in and out of it. Has anyone else kept the garage and experienced this? If so was there any extra verbiage you added to the lease to ensure you can get your stuff in and out of the garage. I think if i include the garage I can ask an extra $100 - $200 for such a nice large garage space, my worry with that is how do I ensure someone isn’t running a mechanic shop out of it or worse. So if anyone has any suggestions on verbiage I can add to the lease regarding renting the garage as well I would gladly take advice on both. Also if there is anything else I should worry about when renting the garage please share! Thank you!

Hi issac, welcome to bigger pockets!! Do you already know what real estate company you are going to work with? I would shop around and find one with either no or very low agent/office fee. It is a monthly fee that some companies charge for agents to hang their license with them. Also look to team up with an experience agent, when I started out as an agent I showed houses and did open houses for agents for cash. I learned a lot that way and when I had my own clients I felt knowledgeable and confident! As far as real estate investing I agree with everyone else’s post read and absorb all the knowledge you can. Bigger pockets forums and start reading books! Good luck on your new adventure!
I use Menards, Home Depot and Lowe’s for a lot of last minute little things but my boyfriend works for 84 Lumber as a sales rep. The quality of there material is way above your standard stores. Plus if you go in there and ask someone a question everyone there is knowledgeable, if you do business frequently they have sales reps and you could have 1 guy you call for things and there prices are very comparable to the big box stores. They sell everything doors, windows, lumber, hardware, tools etc. and they can do custom orders for anything you want. They are a national company so if anyone has one in your area definitely go talk to them and give them a shot!
Hello, To be on the safe side I would email or call the Nebraska real estate commission. You wouldn't be able to advertise yourself as a property manager but maybe a landlord assistant title would slide. I am a real estate agent in Nebraska and I have spoken with them a few times and they were very helpful. However if you do decide to get your real estate license I did the van ed online courses and just took the prep class at Randall real estate school in Omaha I would recommend both. Good luck, and if you do find a way around the real estate license to unofficially property manage please keep us posted I would be very interested, the main reason I am keeping my license is to start property managing for other people someday. Hello,

I am newer to bigger pockets, and I was searching the site for books, tips or spreadsheets to help me come up with a process to streamline book keeping. I do use quick books right now but I am not finding that works as well as I want it to. I currently have 1 rental house that is rented, I am remodeling my second property now and on the hunt for the next. I am looking for tips or tools on how to make sure I keep everything straight for each project and also keep general business expenses separate. I want to make sure I am able to track exactly how much money I spend on each individual property obviously for tax reasons but also to analyze my ROI. What I have been doing so far has worked, but I feel like it is not much more sophisticated than the shoe box full of receipts method. I would like to approach this area as proactively as possible, my fear is that we will eventually have multiple rehabs going at once and staying on top of managing my own properties too will become overwhelming without processes in place before hand. Any tips, tricks or tools you can suggest would be greatly appreciated.

Hi Drew, I use Nebraska Title around Omaha and Lincoln, I am pretty sure they have some location out west that might be able to assist you though! Good luck!
The market in Lincoln is similar to Omaha, its definitely a hot market but if you keep looking and jump fast at things deals are still out there. I am looking for anything from other single family properties - quad plex. I would be willing to go larger than a quad though too! So if you hear of anything in Lincoln please keep me in mind!
Wow great story!! Keep up the great work and post another update sometime too! Question for you though, how did you find these properties? Were they actually for sale, did you know someone, or did you use a list service to find the properties/owners? I have a couple single family properties now and I am looking to jump into the multi family properties in Lincoln!
