Is the agent the listing agent on the property? Did you sign an exclusive with the agent? 

I agree with Karen time is money. If you have an agreement notify the agent you no longer wish to work with him/her and move on. Do it in writing so there is a paper trail and you won't owe them a commission. @Russell Brazil will be able to give proper advice on changing realtors.

Forming an LLC in MD took very little time no lawyer needed. I did it in under an hour. To me it seems to make sense to form the LLC in the state where the property is located and to secure a local real estate attorney who can help you if issues arise. Now I'm on the hunt for property in Baltimore city. I'm open to BRRR or rehab opportunities.

@Mike Anders, I don't have any shells but I'd like to know what your experience has been like fixing up shells in Baltimore city. I'm considering doing one but would like to know what I may be getting myself into. How was your overall experience dealing with the city?
