On another note...I'm a new transplant to Maryland. When we moved here we looked at school systems and proximity to DC. I'm curious to know what draws people to Germantown. Jobs? Schools? Transportation?

@Christopher Brainard I think I'm just nervous this being my first potential deal. The house is right, the price if it is accepted is right, the future sale price (even on conservative side) appear right. All the signs including ROI appear to be right. I think I'm just experiencing first deal jitters but your counsel has been very informative and much appreciated. After this exchange I think I will consider my other options i.e. HELOC and see if it's necessary to use a HML.
