@Eli Edwards Hey Eli, I have head of people doing this before. Some have done owner financing with an agreement to pay all interest and equity splits when the home sells others have done it where they do a quitclaim adding their name onto title with the seller so once rehab is done the seller can't try and cut you out of the deal. 

You're essentially partnering with the seller/owner in this scenario. Can work out very well. you just need to make sure you and the owner/seller are on the same page.

@Zach Polen From what I hear there is still demand for MTRs. 

I have a few friends that do MTRs in the Denver area and they are doing well. 

Furnished finder has some stats on people looking for furnished spaces in Denver that may help.

@Geoff Engel If you don't want to be a landlord but still want to be involved with investing you could be a private money lender for flips or in partnerships and bring the money to the deal. Make sure you do business with people you have vetted and are confident they will get the job done.

@Anthony Becerra I would send over a sample property to your investor partners first. Since you know what you need to buy it at and an average rehab cost, I would say $50-70k for a cosmetic flip, set the ARV based on the sample you choose and doing comps and ask them if they would invest in a deal similar to this.

Based on how they respond you have an idea of what they are willing to do and you can now go and find that property.

@Sam Spoerl I don't wholesale but likely a mix of both. Cold calling, mailers, signs, google/Facebook, RE meetups, RE agents are all ways a whole sales would find deals

 Divide is a good spot for airbnbs. It is near Woodland Park which is having problems with allowing new permits. 

Cabins do great in the summer time for this area. Winter can still do well but we are not quite close enough for any ski mountains. 

What do you mean by off grid? Many Airbnb guests will want common utilities unless it is in a remote are where you go as a sot to sleep while hiking the area. 

Will you be managing this yourself or with a local company?
