He has worked with SafeCo but SafeCo has been recently pulling out of CO and having very high rates. 

Travelers is another insurer in CO that has been good or Allstate.

She could probably argue that it is her primary residence depending on how often she is there and has it on her ID. 

Is this because she wants to use a primary residence loan? Will this be a furnished rental?

1) Make sure to use a pricing software like price labs or wheelhouse to have competitive pricing. 

2) Don't always give refunds or credits to guests when they complain to get a 5 star review. Make sure it is a valid reason that warrants a refund etc. 

For the STR tax loophole I would speak with your accountant on the specifics. To my knowledge if you self manage the property for the majority of the year then you can get certain tax benefits on that property. If it is manager by a property manager you cannot get those tax benefits. I do not recall there being a cost seg portion related to the STRs that make It better but I'm sure doing a standard cost set will also help for tax purposes depending on your goals.

Cold calling, direct mail, door knocking, meet ups, bandit signs are some ways to get off market deals. I have several wholesalers I can connect you with too. We also have a real estate meet up in COS where you can meet other investors to find good deals. We meet this Thursday!

Check out Inago. They have been great and can do maintenance requests through the software. It's free for landlords, they charge the tenants on every transaction $2.

You could also look into partnering with the seller if they are not able to do seller financing and split the profits with them as a partnership.  Make sure you get your name on the deed or have some type of contract so they don't change their mind about the partnership after making the house all nice after the rehab.

60 days is a good amount of time to find a house hack. You'll first want to nail down the property type and strategy you want to implement then start making offers where it makes sense!
