As many have said Cap rate is not typically used for small multi family... However, for commercial properties in Colorado Springs it is common to see deals trade at a 5% cap rate. For multi-family going as a long term rental it will be hard to make cash flow unless doing a serious amount of down payment or getting a great interest rate. Furnished rentals and STRs can cash flow here but take more time to find the right property for permits.
Getting a couple hundred in cash flow for a LTR would be a good deal in Colorado since we are an appreciation based market.

For wholesaling start sending mailers, cold calling, anyway you can find a deal and get it under value to sell to a flipper that will still be able to make money. Takes a lot of time for the first one so you need to stay disciplined and consistent.
For single family homes it is hard to get cash flow in CO unless doing Co-Living or STR. House Hacking is the best way to start since you do not need to put 20% down.
