I was able to find the meet up search under Forums --> events and meet ups

This is only for the United States though. Is there a way for me to search international meetups? More specifically in Canada? Thanks

Hi everyone, 

I am thinking of doing 1031 exchanges to sell my small multies to get into bigger properties (5+ units). Commercial real estate has cap rates to consider but I am having a hard time understanding cap rates. If I am just looking for cash flow, do I need to be worried about cap rates? If my cashflow goal is lets say 500/m, and I can achieve that on a property, does CAP rate matter? Appreciate any advice you all have. Thank you

@Zach Lemaster been looking through the RtR site for the past couple of days. The numbers for the Cape Coral, FL market look really good. Could you please let me know if these numbers are for short term rentals or long term (year contract). I dont believe these are short term rentals because you have a section showing short term rentals on your website. Just wanted to confirm. Thank you

Hi BP Community, 

I'm looking to buy a 6 unit property but the whole idea of a commercial loan is scary to me. The idea of the amortization, the fluctuation of the interest rates, balloon payment, etc... is holding me back. Commercial loans cant be that bad since there are a lot of people that use them.

Would love to hear from people who have commercial loans or had them in the past. What was your experience with these types of loans? Any tips you can share? Anything I should avoid? Any advice? Are there any lenders out there that would have a program that would let me have a better loan term on commercial residential homes?

Hey Joe S, a 3-fam home in my area, I will be paying more than 100k per door. A 6-fam, I will be paying 75k-80k per door.

Hey everyone, so I purchased 2 three family properties at the end of 2018 as an investment (25% down in each - they were purchased separately). If I were to sell them today, with the market valuation in my area and the pay down so far on both loans, I could walk with a lot of cash. 

In my area, I pay less per door if I buy a commercial residential unit. For example, A 6-fam, I would pay 75k-80k per door vs buying a 3 fam where I could be paying more than 100k per door. Looking to sell these two homes and with the proceeds, buy 2 6 family buildings. That way I can double my doors and possibly double my months cash flow. Besides the issue with 1031 which I am aware of, does anyone see anything wrong with this strategy? Thank you
