when u guys r fig arv, do u have an agent involved w the mls? or r u just using ur own estimates? what r u comping to? i can make the offers on the "deals" and ive been in construction all my life, so i can plug the #'s on rehab, but how do i fig an accurate ARV and if i have missed this in another thread or forum im sorry if u will point me in direction thanks

the true "dollar" has been "bust" for awile now. stop and think for a minute...
if the top ten "richest" people in america wanted to quit right now or even over a period of time and cash in for the tangent gold supposedly there to back it all up....it just couldnt happen, it is impossible

i didnt see this anywhere else, so im sorry if in the wrong place. what is the best way to find buyers for the backside of a wholsale deal? i can come across deals all the time but scared of not having a buyer on the backend. what to do?

i have found a property that is in preforeclosure. i have spoken with present owner extensivly and know pretty much the ins and outs of whats going on. the problem lies in that the noteholder on the land is foreclosing. the noteholder on the dwmw is not. how does this work? i have called both of the different lenders and they gave me minimum info on the subjects as they want releasse forms from the owner to give me more info. is that customary? do i just need to deal w/ homeowner as it is still his prop for now? he just wants to sell for payoff and walk away, but his payoff is too much. where do i turn now?

tomorrow morning 4 investors are getting together for the first time. there is no club w/in an hour from where we live. any advice on starting and maintaining one of these and how to make it successful and inviting to others?
