Hi Aaron, (Nice last name by the way!)

Every real estate market is going to be different, but I'd start by reaching out to a few local wholesalers who will have hot off-market deals or even reaching out to a local real estate agent to start receiving leads from them.

If you're just looking to practice, you may also want to just start with a basic website like trulia.com or zillow.com so that you can get tons of analyzing reps.  

You could also even try BiggerPockets.com > Marketplace (in the top ribbon) > Real Estate Listings to start looking at deals there as well.

Hi Mark,

It sounds like you've already received a solid base knowledge from a few books you've read!  Is there anything in particular that you're looking for in these lessons?

Brandon Turner has a few YouTube videos and webinars that will help you analyze a deal for practice.  You could also try going to a few local meetups and meet other investors that you could potentially partner with to learn from.  

Other than that, I'd say it may be time to jump into real estate and go for it!

There are a ton in Hampton Roads!  If you go to BiggerPockets.com > Network (in the top ribbon) > Events, you can see all the local events listed out.  Our team hosts one on the first Monday of every month though!  I'll send you the invite details in case you're able to make it!

Hi Jonathan,  Congrats on starting the journey to financial freedom!  It will completely change your life.  I know you mentioned moving to the midwest region soon, but you should definitely come out to some local meetups to meet some investors in the area.  It's always great to hear from other people already living the dream.

Hi Darian!  You're already off to a great start!  Have you tried looking into Spokeo?  You can look up property owners and their contact information there.  It may help you get into contact with the right person for those distressed properties.

I'm not currently in your area, but try going to BiggerPockets.com > Network (in the top ribbon) > Real Estate Agents.  You'll be able to filter out by area or zip code to find investor-friendly agents in your neighborhood.

There are tons of ways to analyze deals depending on what you're looking to accomplish. Are you flipping? Are you BRRRR-ing? Just a regular rental?

I'd start with the BiggerPocket's Calculators to help you get an idea of what to look for in a property to know if it's a solid deal.  Also try Brandon Turner's video:

Hi Austen!  I think everyone looks for different aspects in a target area when investing.  You may want to look at population growth, employment rates, and trajectory plans from the city.  It's always a great idea to make sure an area is growing (or is at least expected to grow) in the next few years for appreciation.
