Not really. Investment quality deals rarely hit the MLS, and when such deals do in major markets, they get picked up pretty quickly. @Russell Brazil has been on the warpath recently re: mis-listed deals in his area, perhaps you can look for properties in your area that are not correctly listed?

Crexi and Loopnet are targeted at more commercial & investor deals, but for the most part they're pretty picked over.

Duplexes aren't valued based on NOI, they're too small. Look at comparable sales. You're also competing with owner occupants who have more pricing options and are less price sensitive because they don't necessarily need to produce positive cash flow.

The utilities number is pretty crazy. What utilities are you including in that calculation? Having tenants pay utilities is pretty much always preferable. 1, they tend to use less, and 2, the correspondingly higher NOI makes the property more valuable.

You may want to research Montana LLCs. They seem to have the highest degree of privacy protection of any state's LLCs. You'll also want to research Registered Agents and the services they provide.

The Great Recession hit Phoenix hard. It could be because there was a lot of opportunity working with distressed owners in that timeframe.

It could also be that Phoenix is a large metro with a big population and generally business friendly climate.

Do you have a written agreement with your PM on the maximum they're allowed to spend without your authorization?

ActiveCampaign can do most if not all of this through integrations and the built-in automation customizers.

One of the frustrating things with finding a CRM is getting the perfect fit. However, the good news is you can have a functional system which is good enough, comprised of multiple tools integrated together through Zapier and Leadsbridge.

I believe most people who fail with VAs fail because they think about using VAs rather than hiring VAs. Myself included, at one point. My results changed when I made the mental shift and altered my approach.

When we make the shift and start thinking about it as hiring VAs, we start to see them as people who need training, and who have their own goals, aspirations, and priorities. That means we have to build systems, procedures, trainings, and provide resources for our VAs to be successful.
