@Account Closed If you only have one vacancy to fill, could you possibly just drive to the property and spend a couple days fitting in all of the showings? Honestly, it is better to meet your potential tenants in person so you can see their personality and if they will be a good fit for you and your property. Doing an online application will help you streamline your tenants so you can have solid options to show when you take the time to drive to your property! Then it won't feel like you're wasting time. Also, remember that in your tax deductions you can deduct expenses from driving to and from your properties!

@Lance Rush-Mills There are a lot of property management softwares out there already that are all pretty good already. I'm interested to know what yours will have that will make it stand out? I think along with the software and tools themselves, it is extremely important to have good customer service at all times - this is often forgotten in the digital age, so remembering that aspect is vital.

Writing down goals along with your financial plan is a good place to start - sometimes this helps you see what is more realistic for your particular situation! There are lots of online tools available to help landlords as well. Best of luck!

@Robert Huang Renters insurance is very important to protect you and your property! While disasters can be rare, it's better to be safe than sorry. There are renter insurance packages that start at only $15/month! You can easily explain the benefits of how the renters will be protected and so will your property if something were to happen - and it just avoids future legal problems like you asked.

@Byron Scott Congrats on completing your first deal! There are many pros to managing the property by yourself. There are many free landlord softwares out there to help you in the process with marketing, tenant screening and managing your tenants as a whole so you can always have good communication with your tenants! Communication with landlords is actually one of the top complaints with renters, so making sure you are professional and helpful in that respect will be essential starting out! Best of luck!
