@Philip C. Seems like a strange situation. You really need to bug you property manager more - if they are bad at communication you might consider switching since you trusted them to take care of this issue! The water department should be able to tell you since technically you own the property. Anyways, update us on this situation so we can see what happens! Best of luck.

@Chris Maudlin Sorry about the pipe bursting! Unfortunately, these types of things happen all too often. First off, I would consider more than one plumber's opinion just to be safe before all this money is spent! Also, did your renter have renter's insurance? That will be an important thing to find out. I bet it depends on you type of homeowners insurance, so consulting with your insurance carrier to see all the options will be important. Also, being a good property owner/landlord/property manager means you should make sure to apologize and communicate with your tenant throughout the whole repair process. If they are being forced to relocate for a little then sending a thank you card and a gift card to get dinner somewhere would probably also be appreciated! You want to show them you care and are sorry for the inconvenience. Let us know what your insurance company says! Best of luck!

There are pros and cons to different type of rent payment options! I made a graphic for people to use when they are weighing their options! Hope this helps:

@Jeff Twigg If she is not living in the rental yet and she lied on her application then you are probably okay to not rent to her. If there wasn't a lease sign/written agreement then you can choose a different tenant to live there. Furthermore, I would suggest using a site/software that will run a credit check, along with a criminal background check for the future. Also, it never hurts to ask for references from previous landlords! Doing all these tasks will streamline your applicants so you're getting the best of the best in your applicant pool and ultimately avoiding situations like these! Remember, a tenant and a landlord relationship is more of like a partnership where you both should feel comfortable and trust each other! Best of luck!

@Mitchell Litam Everyone gave some great advice - I know I'm slightly late to the party, but congrats on finally pulling the trigger! Did the previous landlord do a background check and tenant screening? If you are making the sign a lease you could quickly run a background check and credit report - it doesn't hurt! Other than that, it sounds like you are on the right track!

@Alf Holst Ah cool what a small world! Also, all of what you're doing sounds good. Either way you will most likely get a good candidate which is great!

@Alf Holst This is a great question! It can be hard when candidates look identical on paper - here is a great article for you to read: https://www.inman.com/2019/03/18/find-the-best-tenant-and-maximize-the-roi-of-your-rental/. The most important thing will be to look beyond the hard data and more at the qualitative facts of the two potential renters. For example, look at their social media and see if they are professional online (will they throw lots of parties etc.), have a personal interview, see if their car is clean and you can even ask for references from their old landlord! After you thoroughly get to know them in-person and online, you will probably discover one who you would trust more and would rather have in your property. Best of luck!

@Elford Stephens Glad you have enjoyed the journey so far! Are all the tenants or trailer owners already there? I'm wondering if you have a good system of tenant screening and such for the people who will be living on your property!
