@Ceasar Rosas. Those markets have good cash flow. I have not researched them and don't invest in them. I invest in the mid west

Look for signs of distress on the outside and call/mail the owners.

I would not deviate from those rules. The hotter the market, the more you need to stick to the rules.

Have you looked into Hartford, Buffalo, Albany, Bridgeport, Providence, etc.

Not sure too much about you. Income? Debt to income (student loans, car loans, credit card debt), credit score, etc. If you can qualify for another mortgage I would buy the rental asap. There is still a good amount of opportunity in Cincinnati to buy and get good cash flow. You may consider an area like Walnut Hills that is trending upward and could become the next OTR if all goes well.

Some good tips here already. One thing I didn't see is that you may need more cold air returns. Also if you close the interior doors make sure there is at least a 1" space from the floor to the bottom of the door. Zoning the house is also an excellent option.

Sounds like you've made your decision to go with it. First, I think you made a mistake by asking for advice here. Buying a house boat is not a real estate investment it is a business venture. I would talk with house boat owners (not the seller) that are doing what you want to do and find out the pro's and con's. I can tell you the pro's and con's of RE investing, not about a house boat. @Ryan Evans what size properties are you investing in? I was in Cleveland last fall and looked at some 20-40 unit buildings, but didn't really see much I liked. One thing that turned me off was the 3 brokers I met with told me that there is no good property management companies in Cleveland. How are you managing your properties?
