Well, I am usually asked what I do or if I am an investor right away. Thats what leads to my buying criteria. Then they seem to lose steam or don't want to discount their properties. I can't even get to the part where I ask about motivation or any of the nuts and bolts.

Maybe I should just say I am an investor, period. Then start discussing motivation, their price expectations, etc before I get to my buying criteria.

The few conversations I have had so far have been very friendly and informal. No yellers yet. But they go nowhere and I wasn't sure if I was explaining myself too quickly into the covnersation and killing any potential.

I'm new to all this and wanted to get some clarification. I am also very nervous on the phone at this point.

I have sent out yellow letters that are very basic. They basically state that I am interested in purchasing your home and please call me. That's it. Nothing about paying cash, closing quick or anything.

I am now taking my first batch of calls and I'm really not sure what to say or how much to say. What is the general consensus? Obviously, you say you pay all cash, and close quickly. However, do you also tell them you buy at a discount and will not pay market value?

So far, I have been completely up front about that. I've been saying, if you are not in any hurry or just want as much as possible, I won't waste your time because my offer will be lower than market. Then I say something about helping people who need to sell quickly because I have no contingencies, buy as-is, etc. I never give them an offer from that first call, though. I always say I need to research more, etc but I do make it clear that my offer will not be at market value. My thinking is that a)I don't want to waste anyone's time and b)I don't want to mislead them in any way or get them angry at my lowball offer.

Is this correct or am I killing any chance of a deal?

I have no solution but this thread is interesting and confusing. There are some things i do not understand. Lemme see if I can clarify it.

Buyer A got their own inspection done, which showed termite damage. However, this was never told to you. You wife, completely independent of any report or notification, saw the same damage and thought it was rot. Were you made aware of this damage during this time?

Then Buyer A pulls out for unknown reasons. They never mentioned the damage, right?

Buyer B comes in and buys the place. Am I correct that no inspection was done by this buyer? Or at least nothing was mentioned about a problem? You said it was sold a couple months ago. Then they get a copy of Buyer A's inspection. How did they get this? Especially since that inspection company now won't release it to anyone.

I started using Google Voice. So far I am not happy with it.

First, you cannot change the time to voicemail, which is 25 seconds. Thats a long time for a phone to ring. Most people hang up even if I try to get to the call first. Also, I've been having problems calling out with Voice. Half the time, it takes a minute to connect, I hear nothing on the other end, then I get disconnected. People have also called me, I answer, hear nothing, and eventually hang up.

I'm going to look into Ring Central.

I'm a little confused as to why you didn't just email your cash buyers the details of the property if you already had 25 of them?

Or did you get the cash buyers mailing info only from recent cash transactions on mls and they weren't on you list yet?

Wow, this is an old thread. Interesting though.

Let me ask a question. Other than for REOs, why would a wholesaler ever do a double close? Seems like the only reason would be to hide the profits from the end buyer. Would the profits of a wholesaler scare off or upset a buyer, even though the buyer thought it was a good deal to begin with? That seems dumb.

I hope this is the right forum for this.

Anyway, is there a setting somewhere that lets me go to the first new post in a thread? I can't find anything like it anywhere. If there is no thing like this, can it be added?

Second is in regards to the "Latest Forum Activity" list on the front page. Any time I click back out of a thread, it takes me back to page one of the list. Its a bit annoying if I am on page 3 or 4.

I've read a post or two saying to send out direct mail letters every couple weeks. Does this apply for folks who have called me?

To be honest, I feel bad about sending more yellow letters to people that I've spoken to or have left a voice mail and clearly not selling. Maybe send them out a few months later?

This is all new to me so I'm not sure.

Has anyone actually gotten a check? Can I just cash it?

I am suspicious as soon as it gets into all those hoops to jump through.
