@James McGovern & @Mat O'Grady. The market in CT is still red hot so most wholesalers are basically "wholetailing" - buying wholesale and then putting on the MLS to get as close to retail as possible. This is why it is really hard to find deals. Also, because deals are so hard to find most bigger players, buy wholesale, flip and then sell retail (that's what my business partner and I are doing). We are hoping to do 20 this year and scale up to as many as 40 next year. It is not for the faint of heart and takes a lot of work.

@Musu Dahn - welcome to the start of adulthood.  I went to college and unlike a lot of my peers who commented above, am actively discouraging my kids from going to college.  The easiest way to make a lot of money (it will not be easy) is to go into the trades and start a plumbing company, HVAC company, electrical company, etc.  

I went the four year approach and got an engineering degree.  I did that for 14 years before quitting and starting a property management company in CT.  

Entrepreneurship is the hardest thing I've ever done but also the most rewarding.  I'd love to tell you my journey and answer any questions you may have.  If interested, DM me.

 Try "Carpet Excellence".  We have historically used them and their pricing was always excellent.

Not sure about the law thing over here. 
I did gave her option that, either she can have her friend during showing or I can record each showing before entry till exit to make sure that nothing of her's is touched. Still she say's it is not OK.


This is why our lease and many other PM companies that I know keep increasing in length; they have something happen so they change it up slightly.  For your case, I would update the lease for next time that says if they do not want you showing the property during the end of the lease, they can by giving an additional month rent as payment.  Had you already implemented that language, you would now most likely be able to show the property as if they refused, you can remind them that you will be taking a full month's rent as payment for their refusal.

We have a lot of things like this in our lease as we realize that telling people they cannot do something is different than telling them they cannot and charging them if they refuse.

@Jason Reider - it is not hard to increase the rent on Section 8 tenants during the period of year when you can negotiate rent increases.  This occurs once a year and it is around the same time as the inspection of the property (usually two or three months before HAP contract end date).  Sometimes the Section 8 tenant will fight it because they believe that it will increase their portion but this is not the case.  

I run a PM company that has close to 40 Section 8 tenants.  I'd be happy to discuss more.  DM me if interested.

@Jenete Okeke - it is very hard to go from no property to developing a bunch.  I'd suggest if that is truly your goal to go about taking the necessary baby steps.  These include getting connected and networking with other developers and real estate professionals in CT.  I can vouch for CTREIA, and meetups from @Brandon Rush, @Devin Peterson, @Stephanie Cabral, and @Ryan Luby.  Meeting people would be the start of living that dream of yours.
