All the places are similar in length to evict.  There are a bunch of eviction cases.  Yes, the judges always seem to side with compromise, not following contracts.

As a PM company owner, I'd recommend Robert C. White & Company, and Melissa Conner.  They are well respected and manage down there.

Hey @Sam Ojo.  You still have my number.  I'm still here trying to help people and that includes you (if you are open to it).  I've gotten into flipping more (its hard to find the deal and takes a lot of work but you know that).  The PM company is starting to kick a little better lately but we had a rough 2024.

Always remember that every positive and negative experience when taken well is an opportunity to grow as a person and to learn something valuable.  I know I've learned a ton over these past 7 years!

@Preet Oberoi - I personally do not.  We are actually trying to scale up our flip business right now.  Ultimately, if you understand your numbers and buy based on them and flip quick you are unlikely to lose money on a flip.  We have experience now so we have come close to losing money but have never lost money on a flip.  

If you have a long term flip (> 6 months) it is possible the market can shift and you can be caught with your pants down.
