 I'm a CT based investor, flipper, and property management company owner.  There are three parts to any transaction; finding the deal, finding the money, operating the deal.  If you are only looking to be the person to flip the deal then you need to find someone willing to find the deal and someone to find the money.

A HELOC could be good if you have the equity. Alternatively, you should start contacting private money lenders and/or hard money lenders so that when you find the deal, you are ready to go with acquiring the money.

Which of the two (finding the deal or finding the money) is harder for you right now?  DM me if you are interested in discussing more.

@Kim Huynh - you are 100% correct.  If BP hasn't updated since 2019, the lease is not valid.  So many state specific changes in 2023.  We probably will have more in this legislative session.  I'm not sure you are seeing what is going on with Just cause evictions, maximum of 1 month security, etc.

You are SOL.  Since you decided to change the contract by asking for a concession (which invalidates the existing contract), you will not be able to sue for specific performance.  This is unfortunately part of the game that we play.

Hey @Jairo Montezuma.  I run a PM company in central CT called Ironclad Property Management.  Our rates are generally closer to 10% depending on the plan you pick (you can search us and see our rates on our website - not trying to self promote) but that is for full service property management.  With that said, if the property was in West Hartford, I'd probably be willing to reduce my management fee because West Hartford is easier to manage AND the rents are higher.  If the property was in Hartford proper, we would tell you no to management since the tenant base is much harder, it is harder to get rent collected on time.  I actually do not know any PM companies that I believe are reputable in Hartford.

@Andrew Lawn - welcome.  From my CT experience, I don't think there is much interest on this group from CT landlords.  I check all of what's going on from CT here and it takes me all of 5 minutes a day.  For that reason, I doubt you will get much (if anything) from using those features (if you want to buy in CT).  

We have tons of great meetups that you can attend.  You can also try to do off market marketing to find stuff (I just bought a great condo two weeks ago that I stopped a foreclosure auction on).  Happy to talk more.  DM me if interested.
