So 30 days isn’t recommended? Though it’s still up to me of course. Sounds a bit more assuring to me on the safety and cleanliness of the unit.

@Bruce Woodruff Little Rock, Arkansas. Downtown is the nicest part of Central Arkansas.

(That part wasn’t relevant to the question)

$20 is the cleaning fee Airbnb will ask you to include if any.

Someone recommend a good link to do more accurate numbers so I’ll use that instead of guessing. Few articles I read mentioned to go off expenses. But again, beginner state using “guestmations”.

Another thing, (might be overthinking the question) but potential guest is asking how much nightly though it’s being shown. Am I missing something here? When someone book over a certain amount of days, do I give a discount or something? The person wants to book for 30 days.

Hello everyone,

This is my first Airbnb near the downtown LR area.

It’s been listed for about 2weeks and someone has booked it for 30 days. The guest is asking “How much is it nightly” but the price is shown as $84.

Here’s my #’s - Rent $800 (water included) Light Bill $90 Wifi $50 = $940/30 = $31.33 + 20 = $51.33 nightly is what I came up with.

Im renting the Airbnb for 24weeks/168 days out of a year due to me still living there occasionally.

May someone confirm if I’m in the right range far as what I’m charging nightly?

Yes, all legal ends are covered with lease/property manager.

@Stephen Long Hi Stephen, I’m currently banking with my local credit union also. How much of your own money did you put up in order for them to approve you for a $3500 loan? If you don’t mind me asking.

This is interesting, my credit isn’t the best either. I also, don’t want to allow that stop me. Any advice is helpful!
