First, figure out what market you want to wholelsale in. For instance, mine was targeting Absentee Owners with 50%-100% equity and by zip codes I knew in my state that would be profitable deals. Bought my list from Listsource - it was $50 something - then my marketing plan is direct mailing. I ordered my postcards off Vistaprint, bought postage stamps and mailed them myself. People were calling me in Less than a week. YT should be your bestie - Ask Flip Man & Jerry Norton on YT gives clear details. Watch all their content! Ask Flip Man gives you contracts of his own for free! 

Can’t lose with this, just be patient and continue doing due diligence even if you meet a seller, that will not confirm that it’s a deal. Keep working, it will happen.

hi India I got my absentee list from there and it was no where near a coma. Something might be wrong.

What are the categories you gave info for? You can also limit the amount needed in your cart. I paid $55 for my list

Hi everyone,

I have a currently dilemma with finding comps on a property I'm in the process of review to potiental ly put under contract. After reviewing the comps via Zillow.com - they still don't seem right to me, I'm a beginner still learning everything. All of the houses numbers are weirdly priced and not sure if they are "good" to use to come up with ARV.

Is there anyone who can assist or provide some clarification? Thank you kindly!

For more info look up Jerry Norton (he has a video on wholesaling deals with tenants) and Ask Flip Man on YT - your bound to close a deal watching their videos! Legit information, very very helpful!

I’ve still wholesaled a deal with tenants and let the investor know that it was occupied. That particular investor wasn’t concerned about that, he was more concerned about the numbers and repairs. If the price is right and good location - I wouldn’t worry about it. Just always be honest with the end buyer, you never know what their willing to teach you or consider. I understand every market has its diversity. But this is from my state speaking on my experience. Hope this helps.
