I am helping my in law's buy a place in Cherry Creek as their primary residence, they will only spend part of the year in Denver, the other part of the year they are interested in potentially using the property as a short term rental. I used a really good smaller company last year, but since then they were acquired by another operator, does anyone know of a great STR manager for a 1m + property in the heart of cherry creek? I have spoken with larger companies like Evolve in the past, but really want to work with a smaller boutique operator.

Any suggestions would be greatly appreciated!

Anyone familiar with the Louisville single family market that has refinanced single family homes as a portfolio?

Our company is buying 3-4 SFR homes per month, rehabbing and then renting. We are taking them down in cash, and looking for a local L'ville banker that likes the SFR rental space, and can help us do a portfolio refinance 2-3x per year with a bundle of homes.

In my experience there are only a few banks really like to do this kind of refi, and are comfortable with holding blocks of SFR properties. Anyone with experience with this, I would love to hear who you recommend.

Our team will be in L'Ville 16-18 and looking to connect with anyone that you think would be helpful with this kind of transaction.

@Richard D. what's up man! We typically purchase 4-5 SFR a month in Denver, and get thrown a lot of off market opportunities that don't fit our box, I would be happy to go over your buy box to understand what the right first property is for you and your wife. I would say that you want your first deal to be a sure fire winner so that you can have a solid foundation to grow from.

In my experience one of the best wholesalers for first time buyers is a guy named Hunter Hillson who works for a company called "Networth Realty" a full time wholesale shop in Denver. I wouldn't normally recommend a large wholesaler like that, but Hunter is really good @ finding the right deal for first time buyers.

@Jorge Rios I love NW Arkansas, I went to school in Siloam Springs (most people won't be able to appreciate that, but I know you will :)) and my brother actually lived in Centerton for 4 years while he was a basketball coach @ Bentonville High School. We used to talk all the time about investing in multi family properties around Fayetteville, but we could never find the right agent or deal to make sense. 

I am happy to look at some deals with you in the area, I have always been high on NW Arkansas due to the Walmart trickle down.

Adrian, What’s up man! Ironically I just finished a similar deal in Des Moines Iowa (https://www.windsorcourtiowa.com) it was 42 units along with a restaurant with the same tenant class. @Glenn Gayet this is a great question, I often find myself asking the same question internally. I think there are a bunch of "good" publications that can offer a variety of facts and data driven thoughts / forecasts. If you are looking for more precise data based on Federal Government census from state to state city to city, I have found green street advisors (greenstreetadvisors.com) to be extremely helpful. It depends on what kind of information you are looking for and what kind of real estate you are looking to invest into, but from office to apartments, to single family green street has a wealth of information.
