I will use a 3rd party Skip tracer to get 2-3 phone numbers per seller. Next, I will send a blast text to all those phone numbers,

I'd love some input on the strategy I've written, how you can tweak it to make it better and any overall suggestions would be much appreciated. Thank you!

Do you plan the check the 'do not call registry' or just bug the 99.5% of us that do not want your unsolicited blast? My suggestion - find an occupation that does not intrude on others.
You are in the Wholesaling part of the forums. Why bother responding?

Because wholesalers bug me 30 times a week with unsolicited texts, phone calls and junk mail.

Terrell and Taylor Swift are already plotting against Harvard.

It appears you still have your SBF poster on the wall above your bed.

No such thing as losing money,

I'm sorry, what does that even mean?  Please don't give the tuition argument.  One can gain experience and still lose more money than it is worth.

Go all in by learning to self-manage or sell.

There's no cream to pay someone to do simple work and you'll have a lot more say in tenant selection and ongoing maintenance and repair situations.

PMs simply aren't motivated to save you money and will need to call the maytag man for every little thing.

I've followed your replies on many threads.  I suspect that you provide the most direct, sound, and actionable opinions of anyone on BP.  Well done sir!

@Terrell Garren   Will pawnshops lend on crypto?

Not the ones that stay in business.  Whatever happened to the NFT craze?

Ticket master has issues over 10,000 NFT's.

however,  NFT is not bitcoin

Sure dude.

and Ticketmaster would sell tix to a dog fight if there was a chance of fleecing people.
So ticketmaster are thieves? They don't actually sell tickets to events? Seems like you find a reason not to like anyone who disagrees with you. Or you don't like any business that's in business. Don't you think thats small thinking? You don't like black rock, either, remember? Maybe you hate Trump now, since he's sold his own NFT.

LOL, I'm thinking Taylor Swift would agree with you.

Do you direct mailers ever consider that 99.5% of the people you send this unsolicited stuff to wish you would stop. Same goes for the text messages, phone calls, and emails.

Yeah, that always works on an experienced contractor.

Post: Why aren't there any commercial real estate wholesalers?

Quote from @Scott E.:

I've been trying to get heavier into commercial real estate for ~2 years now. To date I have done 2 commercial deals (1 office and 1 medical) but both came from commercial brokers, and in both cases I was competing with other buyers. I've learned that commercial opportunities are few and far between, because hardly anything worthwhile actually hits the open market.

Why aren't there wholesalers out there who are locking up off-market commercial deals?

Unlike residential, nearly every commercial real estate buyer is an investor. So building a buyers list as a "commercial wholesaler" would be a piece of cake.

Do you have any commercial wholesalers in your area? Is this an untapped business opportunity?

You answered your own question with "Unlike residential, nearly every commercial real estate buyer is an investor"
Likewise, nearly every commercial seller is an investor.  Investors have little tolerance for the shenanigans of wholesalers. Wholesalers generally need someone willing to be fleeced.  It's hard to fleece investors. It is untapped because there is little opportunity there.
