Quote from @Matthew Newsom:

@Terry Miller thank you, I have been reading as much as possible and what is meant by discipline because I am struggling find steps to take.

Okay, I said one thing, but after reading that you are into auto tech, also please get as knowledgeable as you can about electric vehicle and hybrid vehicle repair/maintenance. By the time you are thirty, we will have an even higher percentage of vehicles out there that are EVs or hybrids.

I have a lot of killer advice for you, but the most important piece is probably the most basic: become knowledgeable and disciplined about business and consumer/personal credit.

You are welcome.
Quote from @Nathan Ruffrage:

I’ve done both. I hate the commission costs but appreciate less headaches. The choice depends on your threshold of what hassle you are willing to put up with vs what expense is worth it to avoid the hassle.

This is the best answer, and is the basic spirit of what business people have to consider for all of their subcontracting decisions. Just because you can do something, doesn't mean it's in your best interest to do so.

Heard it through the grapevine about rent--
How much longer would you be my tenant?

"I would be happy to provide a reference for you, but please understand that by doing that, I would be assisting you in breaking the lease should you cease your rent payments, and you would be subject to legal proceedings."

Something like that.

My undergrad was at The College of Wooster. I have been around people like that. Later, when I was a tutor, I had a few female students who straight up said that they were looking for a Mrs. degree.

"39th bank"

That is what impressed me the most.

Good going.

Now that I think about it, I am a little mad at you and your wife. Tighten up!

Last month and a security deposit are extremely common to have. So you should HAVE one of the months already. What went on?

They already said they want to let you do all the "repairs" you need, and to use the security deposit. That's what I gathered. Pretty normal course of action.

What would be the balance after that?

That's what I would consider a bullying/gorilla tactic.

Invariably, a Starbucks in a college food court/student union or strip mall location is invariably an anchor, or at least a destination business.

Well, I guess they do it "''cause they can."
