I don't believe the stove was in complete working order--I believe that the problem was intermittent at the time. I have had home appliances, and there are automobile electrical problems I know of, with the same exact characteristics. I am thinking it was a bad  voltage regulator situation. People have died from fires, etc. resulting from voltage regulators going bad.

I agree with the tenant management advices; I am just stating the above for future reference.

Find out what he initially wanted to do with his psychology degree. Answers like "try to get into a law school, go to grad school, become a guidance counselor, become a teacher" are fine.

If he just wanted to study something that wasn't too hard like psych or communications (on the surface level. Everything can be hard if you take it far enough), and just wanted "some job" after college, then that would be a troublesome answer.

The following is a serious answer: DoorDash and UberEats pay as much or better than that pizza delivery job, I bet. A pad for the back issues would help (I've used one before).

It's a bribe. The legality depends on the laws where you live.

Hiring low-life criminals with baseball bats has been touted by some here as a solution to this problem, but that is DEFINITELY ILLEGAL.

If I see your mortgage is supposed to be a certain amount, and you listed it as being 2/3 lower, then that would be bad. You list your payment as it is, and list her 1/3 contribution in the other income. That is not only truthful, but it is not going to raise any alarms.

It's the same thing with the stepson in the townhome. Mortgage obligation listed, but covered by other income provided by son.

I am not an expert on real estate, but I am an expert on people.

The kind of person who looks up all your other properties to note the condition of the yards, in order to bolster their case for you to be responsible for sodding their yard, is NOT going to be retrained. It's not completely impossible, but highly, highly unlikely.

The experienced landlords here are right--offer them the opportunity to do you a favor by moving ASAP.

 Many famous people whose stocks you own and/or whose products you buy started off with loans from parents. Hell, most people's first car is a full or partial "Daddilac" (or "Mammalac").

Does the neighbor have a swimming pool and a very long hose?
