casino revenue is off in Nevada by double digit amounts.... Indian casinos in California are providing the same gambling experience without the need to drive.

Does anyone have a Subject To contract that they are will to share?  I don't pursue Subject To properties but one has presented itself and I find myself in need of a contract to present.  Can you assist?

Looking to purchase properties from Wholesales in the Reno, Carson City area of Nevada. Looking for 3/2 with a minimum of 1,200 sqft built after 1970. Willing to do rehab and will either keep the property in inventory as a rental or flip. If you have inventory you need to move, let me know

The market in Fernley, especially in the 3/2 homes have changed quite a bit in the last 4-6 months.  What you use to be able to purchase in the '90's in now around 120,000.  I have purchased 4 homes in the past 4 months in Fernley to hold as rentals, but the challenge that I'm facing is although the pricing of the homes have been increasing the amount of rent that you can get for these homes has not.  So, margins are being squeezed.

It is hoped that in time rents will increase with the build out of the industrial park (supply and demand) but the question will still be will rents outpace home pricing?

Lumi....  I have about 10 different filters with Owners Equity as one of them along with specifics of the type of home of interest.  playing around withy Owners Equity is just one way to target the number of available properties.

I'm putting together a database to do direct mail to motivated sellers.  I ran the database using an equity position of 30% to 100% and the sample size that came back is just to big.  I want to segment this down to a more manageable number so the question is, is it better to use 30% to 50% equity or 50% to 100% equity as a way to reduce the sample size while still maintaining the segment of people that would still be considered motivated sellers?
