I have 2 two properties in Tallahassee fl that have low fire damage.  

1: Is a 3 bed 1 bath with a carport. It is a 1000 sq ft is boarded up. ARV is $50000 when fixed. Will rent for $650 a month. The property will need $10,000 to get rentable or $15,000 to get sold. The price is $13,000 total, or you can get it for $5000 down $200 a month.

2: Is a 3 bed 1 bath with a 1 bed 1 bath mother in law suit. Roof and plumbing were redone in 2011 and are still intact. 11 windows were replaced in 2011 also. This needs the 1/1 gutting and re doing. ARV is around $55000. Rent at about $750. The price is also $13000 total, or $5000 down $200 a month.

If you are a new investor these may not be for you.  You will have to do your own due diligence. These where bought at a tax auction.  All transactions will go through Manausa law firm.  I have the contractors for all you out of towners. Let me know.

The property was built in 2000 has new roof in 2014 and a/c in '05 5 bed 3 bath 2 car garage with a pool on 2 acres. Needs tlc and a well, hence the excellent price. Less than $100 a ft. Excellent school zones.

Hi guys just throwing it out there that I'm on the hunt for a large apartment complex,string of units, condos.  Preferably on the east coast with a 12% cap rate in no less than a C neighborhood. Price between $15000 to $100,000 per unit. Thanks for looking
