tallahassee Realestate investors group meeting is tonight.

1 3/1 800 sqft block home needs $5k in work $25k ARV $50k

2 1999 3/2 in good shape 1250 sqft mobile home on 4 acres with opportunity for 3 more mobile homes. There are currently 3 old mobiles on site that I would consider scrap. Knock knock opportunity. $45k ARV $100k plus

3 hot property in Midtown 2600sqft office building comprising of nine offices. Building is brick and in really good shape. Assessed value and comps around $100-120 a foot and there's a cherry, the parking lot next door which holds over 30 cars and is valued at over $50k comes with the deal. Price is $265k WOW!

Hi Jennifer, here's my two cents. Step back, regroup. Take emotion out of the equation. Do the numbers. ARV versus what they owe and repairs needed. If and when it goes to auction then they'll be thrown out whether they want to stay or not. Research leins and mortgages owed. Approach them with a number already in your head. Sub 2 sounds to me like a win win. Btw can you lend me a fiver and I promise to give it back next week which means don't be so trusting because your good nature could get you burned. I just don't want to see your first deal be your last.

3/1 in great rental neighborhood. Will rent for $600. It's block house, built in the 60's needs 3-5k to get it rental ready or 5-7k to flip. Low comps in area around $50 a sq ft retail so ARV is $40k on the low side for a quick sale.

Hello, I must ask, what do you want to be a bird dog for. You have to find the great properties anyway. Unless you put them under contract you are the 'investors' mercy.  Look into being a wholesaler. 

Hey Jose,  If you know other investors that you trust maybe you two could pair up and do something. Remember cash is king and I started with less than 10k

4 bedroom 2 1/2 baths 2 car carport with a screened in porch and deck with built in fireplace and nice big yard. Kitchen and baths are being renovated as I type this. A home warranty will cover everything in the home.

If you're not losing money then you're doing all right. My first deal was a pig and cost me loads. It makes you more cautious and in tern a better investor. Find out what you like to do. What you are passionate about. Wholesaling, fix and flips, buy and holds, lease options ect ect. So buy and hold's not for you, move on to the next one. Good luck!
