Here's the story.  As an investor I  send letters out to people fishing for prospects. I got one    and they contacted me back. We talked and I made them an offer. They came back to me and told me that the offer was lower than what they owed but would be open to a short sale. I have dealt with a company before that I went to with a short sale but never received anything neither a finders fee a smile or a thank you very much. I'm not bitter but needless to say I'll not be taking my short sale business to them again. I don't need a lecture, thanks what I do need is a company, individual that I can work with to do my short sales and make it mutually beneficial.  I want to buy this one and myself and flip it, although I was under the  impression that you can't wholesale short sales, is that true? Btw thanks to all.  Love bigger pockets.

Here are the details: 3/3 two car garage and a pool 2300 sq ft with over a 1000 sq ft in "auxiliary" sq ft low comps and sold in the neighborhood between a $100 a ft to $130 a ft minimum arv $230k. The neighborhood is beautiful. It needs roof a/c and updating inside. Call me Lee 850-322-6723

The house is in overall good condition, newer metal roof, nice porch and nice sized lot. It will need the siding replaced, carpet and paint.

Hi Kevin Don't laugh but the way I started was by doing a couple of 'dry runs' I made sure that with my contract I was able to back out at anytime. An then went through the process of wholesaling with the expectations of really messing it up. What I found is that there's not really that much you can do to really mess the process up. Honesty and your contract will stop that. If you need help let me know

Hey man, you where advised by who? Also stop guessing and get a general contractor to go over to the place and give you a quote. Pick his brains while he's there. Get two other g c's over there as well to gage costs. If you don't have the banks or the city breathing down your neck then you can use your discretion. Sounds like you've got a great deal.
