Hi Ari, realestate is about knowledge and Jon M is totally right. Finding out what they owe from the start is key because you then know if the deal is viable. Don't take anyones word for, it work it out yourself. Realtors are paid a commission from the sale of a house, the lower the price of the house the lower the commission. unless all the repairs are in writing by a reputable contractor then get your own numbers. My offers are based on an equation of low sold comparables, +repair costs and at least a 30% take off for using my own money, closing quickly ect. If the numbers don't work I don't buy.

Hey Nathalie, honesty is the best policy. Feel them out first. Then if you're not absolutely certain that you can wholesale this property real quick. Say I don't think this property is for me but I have around 150 buyers/ friends/ acquaintances that I know may be interested in this property. Let me get a contract on this property so I can get my fee on it. Oh btw realtors in fl have to say they're realtors. Good luck!

Hey Samir, first of all, find out what you want to do with the house. Do you want to fix and flip it or keep it and rent it. call a realtor and get the comps in the area. All you want to know is the low comps. Do not tell the realtor the address of the subject property. Use your own property for the address, seen as though you are neighbours. Once you've got that information go round and have a chat with the neighbour. Find out how much they owe, compare that price with what the comps are. Have a scout around and see if the house needs to repaired or updated, make sure you find out how old the roof is because 20 year old roofs are hard to insure and if you can't insure it you won't sell it to a financed buyer. If you have a contractor buddy ask him to come along, he should be able to give you some prices, add 10% or 20% . Remember if they go into foreclosure it is going to be very difficult for them to move on as the foreclosure is going to follow them around for years to come. So you would be helping them if you took the house off them. Ask them what they want out of the deal and see if you can accommodate them. Be fair to yourself and them. Make an offer that covers everything, repairs, updates and also closing costs so they won't have any out of pocket expenses. Good luck! Hey Vana, don't worry, everyone goes thru this, it's like a right of passage. I always equate realestate with a disco that i went to when I was 13. The first disco(dance) I went to i asked one girl to dance and she turned me down and I didn't dance all night. I love dancing, the girl is just an added benefit, The next disco I went to I asked a couple more and got refused again. By the time I was 14 I would ask everyone of the girls to dance until I would get one. Don't give up, don't be ashamed or bashful do it until you get what you want. Go for it!

Hey George, I actually live in Tallahassee and love it. I have some great properties that you could flip quite easily. The way to do things remotely is to have a good system in place and also to have people with a good reputation and who are trustworthy. Good morning mate and salutations from rainy Fl. I'm going to be devils advocate. Me and my wife bought a really big single family dwelling. It already had a mother-in-law suit, which we rented out and it paid half the mortgage. It still left us with a large house, which we renovated into another two bedroom and kept a modest house for ourselves. which we rented by the room and this gave us a positive $450 a month. (we were gazelle) Duplexes are normally overpriced because people are always factoring in the amount of money they could make. Go for a the biggest house you can get and you and the family have some fun, making it what you want.

Go for it man, look for liens and any violations from the city. I bought a house cheap and it was the best deal ever until I found out it had 13 violations on it and it was set for demolition the week after i bought it. It worked it out eventually, it took a couple of years though. but I wouldn't wish that on anyone. Do your research on it first.
