Hi,

I was looking at a company to called Investment Revenue Realty based out of Canada and run by principal Cynthia Aasen.  Just wanted to know if anyone has done any deals with her and don't mind sharing your experience.

AJ, what a way to get into real estate. I am Canadian and have been observing the market for a bit. This is great timing since the properties in the GTA are in discount. 

For starters, 1m cash without a loan is a good way to start but then residential Mort will be very painful to get at decent rates. I just had a not so fun conversation with my  Mort broker.  His suggestion was to get into small multifamily aka commerical loans. 

For my money, I would go for a solid location within toronto and make sure the property carries with a bit of surplus. Don't get bogged down with with cap rates since I don't rely on rental income but I dont want to pay my tenants to live there either. I would recommend 5-20units. 

Pm me if you would like to meet up and bounce off some ideas. My situation is similar although I dont have as much cash for the deal.

Hi Brian,

I am looking for something similar in the GTA but I guess you are a few steps ahead of me. How do you find listings for MF apartments? Do we have specific sites besides realtor.ca which have updated information? Can you recommend a realtor I can work with?

I am looking to invest in a multi family property in the Greater Toronto Area but dont know where to start. The realtor.ca site doesnt have many interesting listings. Would greatly appreciate any pointers or people sharing their experiences.

Hi Tia,

Single family in Toronto is still a good investment. The Ontario green belt policy is not going to change anytime soon and if you buy a property that needs repairs, you might have fewer bidders. Having said that, I wouldnt do it since my investing principle of positive cash flow is not met. Same thing with Condos in prime Toronto. They are bound to have very attractive Cap Appreciation but I wouldnt do it for the very same cashflow reasons.
