Quote from @Jordan Moorhead:

@Michael Monello I don't think anyone has centuries of real estate data because the US is only a few centuries old and you used to be able to claim land rather than buy it.

I believe we'll see more panic and possibly YoY price declines by next year but that's not stopping me from buying cashflowing real estate with long term fixed debt.

Where are you buying now? I wanted to enter US market in the coming months but since I am Canadian, banks dont like me as much. So looking for better cash flow for first few to build my company history here in US. Any words of advise on market and timing? I really like landlord friendly states especially Austin/San Antonio area

Bought 4 SFRs along term and 2 SFRs short term this summer. All of these are in Ontario, Canada. Really excited about the  Short term lake houses as these are our first short terms. Feel excited about these since I wanted to deploy cash this year locking in great rates and will hold them for next 5-10 yrs at the least.

Hey Paola, congratulations on getting a deal done. Do you mind sharing what you got and the high level numbers on the property ? I have been thinking about getting into the Kelowna market and could use a bit more perspective from an actual deal.

TIA
Lalit

Stephanie is very knowledgeable of the Okanagan market. I liked how she took time understanding my specific needs, risk tolerance and objectives. I really felt in good hands.

By the way, now she's with Royal LePage and works together with TJ Dumonceaux, fantastic realtor too.

@Ian Ippolito, @Kurt Granroth -- Picking this thread from last year. Great conversation and awesome feedback. I am in a similar situation and bumped into this thread.

I am in the market and evaluating Remote SFRs vs syndication strategy. I like the passive nature of syndication. Can you please share pointers on how to find reputable syndication/fund operators as I would like to diversify the operators as well as the asset class such as lockers and mobile homes.

Hi @Alex Corral, this is an old thread and I was in a similar situation. I was reviewing Reddick Marshall websites and can see a lot of SFR and then a few MFR opportunities. This got my curious and i went down the rabbit hold to identify the MFRs listed elsewhere as their yields were quite low. Now i am staring at 20-40 units in Texas towns with a cap rate of 6% and thinking is it worth the effort in the first place? Which way did you land in this quest?

I am looking to invest in SFR or small 1-4 unit MFR in Texas and love the Austin market. Are there still opportunities to be found to get in the 1% rule?

@Scott Jia, let me know what you found out. I got similar responses from TD. They say a max of 4 mortgages world wide. I am trying to get a conventional loan in similar markets as you and can definitely learn from your experience here

@Fred Shatzoff - will that we a commercial loan or a conventional one ? Is it a small business loan? Do I have to cosign?

can you share a few names?

I have been skimmed through several posts that compare Syndicated Projects vs SFHs and I see and appreciate the benefits. The SEC is especially the Investors friend for these securitized products. I already have 5 doors and it just seems like a logical next step to explore MFR or commercial projects.

I am researching syndicators with well established track record especially for Canadian investors. Its OK if the opportunities are in Canada or US till the time they can work with Canadian Investors and if possible Canadian Small Corps.

My challenge for now is to locate good companies that do this and are in synch with my goals and values. I would greatly appreciate if the more experienced investors can provide any pointers to get me started.

I know of and invest in several, from Self-storage, to farmland, to carwash properties, to land entitlement/flipping to multi's.  You need to look into the private equity or exempt market dealers.  All Canadian based.

I’ve had a difficult time with most of the investors I come across not fitting into this category, so I am just trying to figure out where to find these kind of investors. Does anyone know of any specific forums or websites out there for investors looking to do larger scale deals? (ie: tenant occupied shopping centers, large scale MF 100+ units, etc.). I just want to make sure I am getting these deals to the right investors with the financial means to do them.

Can you share a few sample deals you closed in last 3 months?
