There are some great options in between "$10K upfront" and "Google and pray."  Most people end up on one of those extremes but you don't have to live there.  You have more choices.

Hey Jake - I'm helping someone strategize around something similar right now. Finding a way to "STR" a hotel can be a great business opportunity. You get a few doors but only one roof/boiler, to fix. Plus you can make bank on gatherings if you have even one larger room. Maybe the unfinished basement becomes a "wellness space" and you can attract yogis and hippie coaches and upsell for retreats. A lot of those spaces are kind of zen or minimalist so don't blow a lot on furnishings. We did this for someone's garage and they blew the top line revenue out of the water. :)

My best friend. She is obsessed with helping entrepreneurs and is an outstanding coach. Also, no contract or high upfront fee. If you don't like it, you leave any time. Also includes a few VA hours in the price to jump start your progress... that way it's not just a second job. I've never heard of a coach including free labor in the price but her.
