That's a dream partnership for me. You bring the capital and I bring the knowledge. All of our funds are tied up in assets currently so capital has been the most difficult part for me.

I'm invested in 2 Orlando properties near Disney. The new Margaritaville Resort and one in Reunion. If you're looking to invest there, be sure to verify the regulations for short term rentals because Orlando proper was proposing (I'm not sure if it passed) that there were owner occupancy requirements for STR. Around Disney, that's not the case though (usually). To be honest, it's taken a little longer to get going in that market that I had anticipated. I think a few of the reasons is that there is a lot of supply so you have to get your property noticed and we have a larger property and I think it takes a little longer to book in the short term because multi family vacations are planned far in advance. I like the fact that it's a year round season though and that Disney continues to develop new attractions to keep people coming back.

I thought of another idea. There’s a company that we work with that guarantees rent for short term rentals. You sign a lease with a property management company and they manage your property as a short term. You get the same amount of rent each month and a lease to show the bank. After awhile you could go back to traditional short term property management.

@David Lowe @Eric P. it would depend on the bank but like Eric said, your best bet is probably going to an area with a long history of short term rentals vs an area where it’s fairly new (urban areas). There’s a lot of discussion in municipalities about how they are impacting communities not traditionally short term and you need to go in with eyes wide open.

Having seen "service animals" in various places pets don't belong, it is becoming quite ridiculous. At Disney a couple weeks ago, we saw three service dogs with some 20 somethings that were clearly not service dogs. They didn't behave like service animals and were not trained. I'm thinking there will be a crack down at some point. That beings said, in all the time I've been managing multiple rentals, we've only had one service animal.

You can get commercial loans or a find a private investor if you can show a property cash flows.
