@Prithvi Sri, if you're still in escrow, you have a chance to 1031. If you've already touched the funds, it's too late.

If you're single you'll be good on capital gains up to $250K and $500K if you're married. If you have more gains than that, congrats and you should consider a 1031 exchange.

@Tyler Weiss, it's never too late to change title companies, but if they're so close to the finish line, why stop now?
What state are you in, and who chooses/pays for title? A cancellation fee shouldn't be too much.

@Syed Shah, clearly a little bias here as I'm a title insurance provider, but you should get it.
In NY if someone doesn't want title insurance, some attorney's will stop working with them, and others will make them sign papers discussing the fact that the attorney did not suggest not getting title insurance. Take that as you may.

@Chris Miller, if the property hasn't given you headaches, and the numbers still work, you could also pull an additional $750,000 out of the property through a refinance. ($2.5MM value, 30% equity from the bank is $750k, letting you now have $750k instead of $1.5mm in the property), and use those funds as a downpayment on another property. A refi is also a non-taxed event.
