@Chris Miller, if the property hasn't given you headaches, and the numbers still work, you could also pull an additional $750,000 out of the property through a refinance. ($2.5MM value, 30% equity from the bank is $750k, letting you now have $750k instead of $1.5mm in the property), and use those funds as a downpayment on another property. A refi is also a non-taxed event.

@Kumar Gaurav, @David M.is right. The actual title insurance premium is set at the state level by the title insurance companies, so you won't find any difference in pricing there. The appraisal as well will be through one of the banks pre-approved providers, so the price difference there will be small as well. The recording fees is where you will find a difference. any title company can provide you with the title side for closing costs. that includes mortgage tax and transfer taxes. Your bank can provide you with their fees.
