My wife and I have spent the last could days driving around our neighborhood looking for properties that are damaged or abandoned. While driving around, we noticed a trend that 40% - 50% of the houses we wanted to send a letter to didn't seem to have an address posted on their property. Has anyone else noticed this before? Do you think that it would be worth the effort to track down their address and send them a letter?

Hey everyone! I'm about to start my first direct marketing campaign in Channelview (Houston) Texas, and I wanted to know how other Houston wholesalers have found buyers for their properties. Have you met people on BP, did you find them through word of mouth, or maybe through a REIA?

I'm not an advertising expert, but you should do whatever your competition isn't doing. This only holds true to a certain degree, but I would think that a church bulletin could be a great place to advertise if there are not a lot of other realtors already doing the same thing. You don't want your ad to be just one of many advertisements for realtors.

Kevin, I'm not currently looking on the MLS. My wife and I have been driving around our neighborhood and we are going to send letters out to a few of our neighbors.
