I suggest that you check out the NOLO Every Landlords Tax Guide. It will go trough all this. Even if you expect your accountant to file your taxes it can help you understand the process and possibly make tweaks in your approach to situations.

I feel like I should clarify that you also can't deduct vacancy and capex that you are just reserving for. Vacancy actually experienced is just "missing" income. Future Capex will be deducted in the future once it is occurred and then takes the form of depreciation.

Not sure if it is common to charge more for a home with a storm shelter. I can imagine you'd get your pick of the litter when it comes to tenants though.

I've always heard it said that tax avoidance is desirable, tax evasion is illegal. A lot of these strategies sound like tax evasion. I'd be extremely cautious.

Any suggestions on a local property management company? I have a friend who is basically inheriting an investment property and doesn't want to manage it herself. The house is located in North OKC. I found an older post where a company OneProp was mentioned. Any other suggestions? Also, does anyone know Oklahoma guidelines on what it takes to become a property manager? I currently have availability to help her out and the extra income would be nice. I just don't want to run into any snags or do anything illegal. Thanks!

Rob Lane congrats and welcome to BP! Are your homes primarily SF or MF? What made you get interested in the historic area of OKC? Did you primarily rehab the homes yourself? Are you stopping at 25 or do you plan on expanding even further?
