Too highly leveraged for my liking. I'd agree to pay down at a minimum the CC.

Sounds like a crappy tenant but honestly why haven't you fixed furnace and sink?

Thanks Rhett Tullis ! We priced a complete rewiring of the home when it was first purchased. The kitchen and bathroom have been rewired to include GFCI but the rest of the home isn't grounded. I do expect to have to do this but am holding off until we have issues with the breaker box/etc.
What issues have you seen with these homes and the sewage/pipes?

Kyle Cartheuser have you experienced that level of vacancy? I'm trying to keep the lease agreements where they start and end around June/July/August to coincide with the start of the local school district in August. We had a pretty tremendous amount of interest in the property when we first listed it.
Any advice on limiting turnover time between tenants? That's what I'm most worried about. More so about my own ability to turn it quickly than a lack of interest/qualified tenants.
Good idea on the repairs/cap ex costs. We plan on saving all available cash flow for when the rainy day comes. Luckily the AC unit is basically new, roof is 3 years old and furnace is 7 years old. I'm hoping we have some good luck and get the home close to paid off before we have any significant expenditures.
