Having gone through this not too long ago, the above advice is solid. Make sure that you find a probate attorney that responds to your questions and explains the processes thoroughly. The one my brothers and I used was a nightmare, and she closed her practice 8 months into the process! 

When it came to our father's house, we were in probate for a year and a half because the mortgage company could not find the paperwork to move forward with the probate process. We had the title in our name for that long, even after we said we had no intention of assuming the loan.

Interested to see what is said here....My thought is there might be a state law website that will have something posted related to tenant/landlord rights in these cases, but I definitely don't have an answer for you. 

Somewhat related, I have a former co-worker who passed away recently, and he was a bit of a hoarder. Apparently he had wads of cash rolls banded up and placed all around his apartment. I'm concerned that his prop. mgr. or maintenance crew might take advantage and steal from his estate before his family can arrive and start making claims. Anyone offer any thoughts? I am also interested to see what resources you guys can direct O.P to.

 A great point from a certain point of view, but on the other hand maybe the added flexibility and ease of having one could be the reward in itself...Especially for those whose favorite part of investments is the rehab.

I like the idea of the work van with a trailer hitch more, personally. The hitch and trailer offer the ability to handle things like mulch or gravel, and the cabin of the van can transport equipment in the same way a pickup can...If it meets your need and isn't a gross liability, then I don't think there's much to justify. Do a pros/cons list, costs included, and use that to guide your choice.

That's just my two cents :)

Just an update, I'm not able to make it to this meeting due to Wiles Elem. Open House for my 2nd grader and kindergartner. Sorry I'm going to miss it. Keep me in mind for the next go!

I got tagged on this post for some reason, even though I wasn't the one who stated that I was a big hater of BRRRR. I asked Elliot the same question, and he forwarded me over to the following link: https://www.biggerpockets.com/forums/12/topics/715057-out-of-state-brrrr-steps

Some good information there that speaks to having more equity in your deals and not gambling on a major renovations with the assumption that a refi is going to go through. Food for thought.
