Good update!  Wow, guess you had to quickly learn the other side of the business when you kicked them out.

Greetings, been lurking for a year + now, replied every now and then but never did this official introduction. 

My name is Thurman Schweitzer been here in Fort Worth since the 80's and watched the city grow. I recently purchased and renovated my first SFR in the Bomber Heights area of Fort Worth. (Inside loop on west side near Benbrook)

I am funded this purchase w/ my SDIRA thanks to @Brian Eastmanfor his help getting it going.  Found the house from a fried of a friend that heard I was looking for rentals in the area.  Spend the last 3 months get the house back in shape, prior owner had lots of unfinished project, including a kitchen he took back to the studs.

Through a friend found a local property manger and should hit the rental market on this coming Monday, he suggested a rent about $100 than I expected so immediate upside, yea!

I am going to let this soak in a few months but assume I will go again prefer a duplex but will explore more SFR in that area.

I listen to the podcasts regularly and was thinking this time next year follow the BRRRR method and cash out refinance and start building!

Any updates? My first SFR will be listed this next week, doing house cleaning this week. Property manager told me it will rent fast.

In market for 2nd but still think duplex is the right next move

Congrats!  My first deal with SDIRA should close next month.  I went all cash, fearful of the UBTI and UDFI tax concerns. 

Currently on the hunt for a 2nd deal, targeting duplex in the Ft Worth Texas market.  Goal is to have 3 units by June 2106 inside my SDIRA.  

So how did it go?  Are you on track to close?  I want to do similar deals and been working with fairly new realtor he has been real good but no offers made yet.  

Sounds good but agree living with college students can be a drag.  I did RE around UTA years ago and it was transient students every- year lots of make ready for the Fall semesters... 

Watch out for TCU the City of Fort Worth put new restrictions on "stealth dorms" be sure its permitted prior to purchase.
