No, tax bills were not sent yet, so I got a prorate and will owe at year end.

Ok, I purchased 2 new properties in August. After rehab and lease up activities, they are positive cash flowing now in November. In Texas property taxes are due on Receipt but not late until Jan 31st next year. My question is with such a small revenue period am I better off waiting on paying taxes next year and then again in December to "double dip" on that expense?

Many are making blind offers on duplex / quads here in the DFW area. As an investor, I ensure someone from my team has seen the property before making an offer. As a Realtor, these blind offers tend to take the property off the market too long but not closing in the end.
As for your deal, really to hard to say I need more info on expense etc, but based on the numbers you shared I would definitely consider an offer, but just because others are does not mean you should, have your number and stick to it, don't get caught up in angst to get first deal you or you most likely will suffer a setback and may be keep from moving forward in this industry.

Ok need help here... I am buying a property all cash (well HELOC but it's cash to the seller) I was going to put the property in one LLC now want to put in in another. Is this simply have the title company put it in the other LLC prior to close or do I need to have the contract resubmitted in the other LLC name?

Yes, in Frisco Heights Village Homes is building new homes in there, replacing older homes. Last I looked in there the city would allow Duplex along Forest Park and near the Berkley place apartments but not on the interior lots closer to the HS and Berry. I will be following this thread as I agree this area is ripe for redevelopment and close enough to TCU and future TRE train stop to make it attractive to serveral type renters / buyers.
