considering that you are an experienced rehabber, you should already have an inside track to finding good subs. Ask the guys you currently use for references. A framing package as in a building plan marketed by a lumber yard?

The moral to this story is that with ANY account that you have money drafted from, or receive payments into, always keep a very small amount of money in that account. Ideally transfer the money into a different financial institution from that account. This negates their ability to double debit you or claw back the funds.

Kerry, it seems to me that the value of this property is somewhere south of 250k and I really don't see how it can appraise for 265k if it has been on the market for a year. The fact that it will rent no where the amount that a 265k house should rent for is a further indication. I strongly suggest you review your estimated value.

Your hard money is way too expensive and your selling costs are far too low. This is potentially a very bad deal.
