personally, I wouldn't worry about it, but take that with a grain of salt because I tend to be a bit fearless. It's an inspector's job to nit pick. They often mention a lot of things to cover their butt. I have had a lot of experience and I can just tell when something isn't quite right. If this is the only problem then I wouldn't worry about it. That pic on the left would concern me more. I would want to know if it was an active leak.

The pic on the left appears to be the result of moisture infiltration. I am not sure about the ceiling cracks. Is the house on a slab? any other signs of settlement? Sticking doors or windows?

if most complexes in your area are unfenced, a secure, fenced complex would bring a premium in rents.

@NIc Green Your strategy of adding her as an authorized user would certainly help if she had a very thin or no credit file or if her credit line usage was high and the cards she was being added to had very little use. Low credit scores are usually the result of repossessions, bankruptcy, charge offs and 30+ days late.

I would start with the county. Find out who the owner is and where the tax notice is mailed. Are the taxes current?  A Google search of the owner might reveal alot. Is the yard being mowed?  What do the neighbors know?
