I guess I just know too much about this. This seems akin to me of asking how to perform a root canal on yourself. You can wholesale anything. Car, lawnmower, Tv. In some ways this mobile home deal doesn't resemble stick built home wholesaling in any shape form or fashion. There are thousands upon thousands of people right now that would love to sell their mobile home but cant. Why? They are upside down. Costs more to move than its worth. There is no where to move it to. Too old. Poor condition. Undesirable size and floor plan. And he biggest reason NO CASH BUYERS!  Now @Latisha Youngblood, what is the age, size and brand of this unit? It may not be worth 12k.

If you need legal advice, I would suggest you consult with a attorney licensed in your state instead of a group random people on an Internet chat board.

It sounds rude but I will state the obvious. Your price is too high. Just keep lowering your price and a buyer will appear. No magic involved.

Give us some details on this park. Are these all privately owned homes or some park owned? What is the age range of the trailers? Sewer or septic?

How much higher is the ground above the concrete around the foundation at the point of leakage
