Not the most sought-after area. If you're going to buy anywhere along 16th you should look much further east...between Broadway/I-44 & NW 50th/NW 16th. Also depends on what you're wanting to do with the property. Either way, good luck!

Here's the latest update as it has been a while since I last posted about it. The huge NE Shopping Center project is moving along rather quickly and purchases are being made in the area...you have to check the county assessor or have access to the MLS to quickly find out who's buying what and where and I've found that there are some big players in the development industry purchasing property all around this area. I'm including photos that show the progress compared to the last photos I posted of the shopping center and like I said, they are making serious progress on this development. I can't wait to see it finished!

ICE Events Center on the far left has seen the most progress so far as it is still open for business...it's going to look great for the community.

Huge amount of quality stone for the exterior.

Hi Billy! I don't think you're missing anything, I've just done a lot of "digging" over the past few years...mapping property/land purchases in the area, networking, speaking directly with investors involved and people who have been watching the same thing I've been watching. Don't get me wrong, it's not moving at the pace of any maps projects but that's to be expected. Actually, this property in particular (and many many others across OKC) are owned by the same gentleman who's son-in-law, a successful architect, has taken over and is going to be putting a lot of money in them over the coming years. I was just noticing the progress in this building in particular...I really enjoy seeing such a massive shopping center in the shape this one is in, begin its transformation to something very nice. No, this area, just like any area, will not be transformed overnight, but it's progress....baby steps. There are actually several in state and out of state investment groups interested in these areas in particular. It's almost like they're all waiting for someone to "jump in" first. But a good example of change is Lincoln Blvd...and even the Lincoln golf course clubhouse...wow!

I've been watching this area for years and am happy to say there are finally changes being made to improve the area for the residents that live there. Everything in that area has been in such bad shape for such a long time it's nice to see something being done. It also makes me think it is a great time to get in to the area...commercial, retail, residential, etc etc.. Specifically I've been looking at the areas along NE 36th (the enormous NE Shopping Center project that is due to be finished by this November) as well as NE 23rd/MLK area. It has come a loooong way in just the past few months...they have already gutted the center and are on to steel framing to support the new look of the center. It looks amazing so far!

I've been active in this market for going on 9yrs and have worked with many investors over the years helping to purchase/sell properties, as well as consulting investors. I'm a commercial property owner myself and the prices here compared to anywhere else is just ridiculous, but is on the rise due to the amount of development going on. This city is seeing such an explosion of growth in all sectors, including commercial, multi-family, residential rentals, retail, you name it...it's been a bit crazy the past few years and is still just blowing up. We actually get a lot of investors from California and strangely Canada for some reason. Anyway, I thought maybe I could help you get an understanding of our market. Thanks @Jeffrey Vandagriff, appreciate it! I can't believe I'm just now finding this website...so many helpful/welcoming members it's awesome. I will be sure to check out the podcasts no question...haven't had a chance to look at everything so hopefully I get to listen w/the free membership. And yes, Heritage Hills is gorgeous, as well as the Paseo...there are so many areas/districts popping up it's hard to keep track these days lol. I just had to explain to someone the other day what the SOSA District is. Crazy. I love T-Town too man, I've spent a lot of time up there. Appreciate the introduction, really. I work most all areas within an hour of the OKC Metro, including Yukon, Guthrie, Piedmont, Moore, Blanchard, Choctaw and many more.
